In the foothills of the Santa Ana Mountains, the planned community of Anaheim Hills continues to grow. While politically part of the larger city of Anaheim, the Anaheim Hills area is considered by everyone in the real estate business as if it was a separate city.
Beginning with the opening of Disneyland in 1955, Anaheim started growing – from the mid 1950’s to mid 1960’s, the population grew from around 15,000 to over 100,000 residents!
In 1970, the City of Anaheim made another monumental decision and the community established another 4,200 acres to create the community of Anaheim Hills. The neighborhood development was an awe-inspiring success and all of the first homes sold out in just two years.
Today, Anaheim Hills is a distinguished community unlike any other. The area has the lowest crime rate in the city and one of the lowest in all of Orange County. The exclusive community environment provides its residents, both young and old, with a safe and quiet place to call home.
Featuring an abundance of shopping venues, dining establishments and entertainment offerings, Anaheim Hills has most needs covered within a short drive. Although a semi-rural area, Anaheim Hills is conveniently located close to the 91 freeway. Anaheim Hills continues to grow and new construction opportunities are still available.
Almost all parcels in Anaheim Hills come under the jurisdiction of a Homeowner’s Association, so all potential buyers should have a careful look at the CC&R’s as well as individual neighborhood rules and by-laws. Also, be sure to factor in monthly HOA dues. In turn, there is the Anaheim Hills Planned Community Association, which overseas the entire area.
Hunters Point is an established neighborhood of well manicured homes, many with wonderful views. There are many walking trails to help you enjoy your morning exercise. Peralta Hills is made up of unique homes on larger properties. This is a mature area with large trees and foliage.
Monaco is a town home complex desired by buyers looking for their first home or an opportunity to change their lifestyle and avoid the upkeep and cares of a single family home. There are greenbelts to stroll around and pools to enjoy. These homes range from studios to three bedrooms in a quiet setting close to the Hunters Pointe.
ViewPoint North is a gated community of town homes in a park-like setting. There are pools and spas and green belts that provide a relaxing place to live. Many of these units come with exceptional views.
Two relatively new residential developments are pushing Anaheim Hills to the Riverside County line. Mountain Park, located between the 241 Tollroad and Coal Canyon Road is an Irvine Company development with approximately 8,000 homes. Cypress Canyon, located between Coal Canyon Road and the Riverside County line will eventually have 1,100 units.
The City of Anaheim has a public golf course, the Anaheim Hills Golf Club. The Oak Canyon Nature Center is a 58-acre natural park. A year-round stream meanders through the park. Consisting of three adjoining canyons, four miles of hiking trails traverse one of the few remaining areas of oak woodland and coastal sage scrub in our region.
Though part of Anaheim, Anaheim Hills is in the Orange Unified School District. Canyon High serves the area. Commuter rail is provided at Metrolink’s Anaheim Canyon station with service to Riverside and South Orange County and connections to Los Angeles.
