Newport Coast

Newport Coast is one of Orange County’s newest communities. Officially part of Newport Beach, it is just south of Corona Del Mar, along Pacific Coast Highway.

Newport Coast is an affluent area – a variety of home types are available in the community from small studio apartments to ocean view mansions occupied by well known celebrities.

Newport Coast features panoramic neighborhoods from the coastal canyons to the Pacific Ocean. Generous preserved open space, beautiful landscapes, multiple nature trails and coastal splendor establish the character of this city.

Development began in the 1980s; all under the auspices of the Irvine Company-- the Newport Coast area now encompasses about 9,432 acres. 75% of the land is dedicated to open space or golf courses. Approximately 50 developments of custom and semi custom homes have been built by various developers. These include Trovare, Pelican Hill and Pelican Ridge and Altezza. Rivage is a development that somewhat breaks the mold of Southern California homes – the architecture is French inspired.

Newport Ridge is one of the communities in Newport Coast, Conceived and developed as an exclusive residential enclave, the 371 acre Newport Ridge community is planned to include a rare selection of outstanding homes and a generous 38 acres of parks, open space and landscaped plazas. Newport Ridge Village Center provides residents with a host of retail and community service oriented businesses.

Newport Coast has its own public beach, the Crystal Cove State Beach and it is nearby Corona Del Mar beaches and the beaches at Balboa and Newport. It is also just a 5-minute drive to Fashion Island, a high-end shopping center with Nieman-Marcus and Bloomingdales.

The Irvine Company is developing a new resort with a luxury hotel and timeshares, Pelican Hill. Marriott completed such a development.

All homes are in the Newport Coast Homeowner’s Association. As all parcels come under the jurisdiction of a Homeowner’s Association, all potential buyers should have a careful look at the CC&R’s as well as individual neighborhood rules and by-laws. Also, be sure to factor in monthly HOA dues.

There is one public and one private elementary school in Newport Coast; it is part of the Newport Mesa School District.

Newport Coast is accessible via Pacific Coast Highway (State Highway 1) and can also be reached by the San Joaquin Hills Tollroad (Highway 73). John Wayne Airport is just six miles away.
