home buyersPlacentia is an Orange County town tucked in just to the east of Fullerton. It’s a bedroom community – 92% of its residents drive out of Placentia to work each day – located where the 91 and 57 Freeways meet, it is ideally situated for the commuter.

Placentia is an upscale, middle-class, family town. Placentia features two golf courses (one is a large private country club), 13 parks and playgrounds, fishing at one park, two community centers, a recreation facility, a senior center, and two public pools. The homes in Placentia, California vary between older homes from the 20s and 30s, to recently built and modern communities. Single family homes are the dominant style of residences in Placentia. And, unusually in today’s market, single story homes predominate.

A population explosion began in the early 1990's, mainly in the southeastern area of the small city. Today you will see many newer, elegant homes in the area that centers on the private Alta Vista Golf Course and spreads out around it. Placentia, today, has approximately 48,000 inhabitants. The city is now virtually built out with less than 150 acres available for development.

Except in the townhomes and the most recent construction, you will find few homeowners’ associations in Placentia. There are special “Melo Roos” tax assessments in many of the newer areas. They vary greatly by tract and must be verified on an individual basis.

There is relatively little commercial development in Placentia. Most is clustered along the edges of Yorba Linda Blvd which bisects the city. There are other small areas featuring strip malls, but for the most part, Placentia is a city devoted to residential development. The schools are part of the Placentia-Yorba Linda Unified School District which enjoys an excellent reputation and is ranked among the best in California.

Placentia has maintained a couple of places of interest for tourists and residents alike. With its botanical garden and orange grove, the Historic George Key Ranch provides a glimpse at life during the early days of citrus farming in Orange County. Some of the old citrus and avocado packing plants along the Burlington Northern Santa Fe tracks may eventually be redeveloped into retail sites as those in Yorba Linda and other cities have done.
