Stanton, CA Real Estate

 

Stanton is a mature city in western Orange County. With a population of around 40,000 in an area of 3 square miles, there is a decided smaller-town feeling. It’s primarily made up of condos and small single family residences built in the 1960’s and early 1970’s, in fact, few new homes have been built in Stanton since the late 1970’s.

There are some deals to be had as far as fixer-uppers, but there are no major opportunities for full tear down rehabs. Mindful of the fact that the city is virtually built-out, the city established a redevelopment agency that offers zero interest and deferred payment loans for major home improvements and rebates for projects that will either improve overall curb appeal or energy efficiency.

There are no major shopping malls in Stanton, but Beach Boulevard, which runs North-South through the middle of the city, between Ball Road and Garden Grove Boulevard, is a robust retail thoroughfare. One unique shopping experience is Hobby City, a small shopping center with shops specializing in radio controlled planes and cars, model trains, a doll museum, and a kid’s amusement park, Adventure City Through public-private partnerships, major new developments have improved older shopping areas along Beach Blvd.

An unused stretch of old Pacific Electric Railway right-of-way runs in a Northwest-Southeast direction trough the middle of Stanton. The Orange County Transit Authority owns this strip of land and various proposals have surfaced over the years to return it to service either with light rail (streetcars) or commuter rail, a move which would finally make Stanton more accessible, as OC freeways run close to, but not through the city.

Just up Beach Blvd. in the city of Buena Park, is Knott’s Berry Farm. In early 1987, the city shed its longtime motto, "Crossroads to Vacationland," because it was felt it implied that tourists only drove through Stanton to reach Disneyland, Knott's and the beaches.

Stanton is located in a flood zone, which necessitates purchasing flood insurance in most cases when buying real estate.
